Pool construction tips

Pool construction | Interior designer in Gurgaon

Most Spaniards would love to have a pool at home so they can take a dip every time the heat hits. If you are lucky enough to have space in your garden and you are thinking of building one, first of all we recommend that you take all these steps that we list below:

1.- Measure the area well: To begin with, you must measure perfectly how many square meters you will be able / want to allocate to your pool, since the distribution of the space of the rest of your garden and the rest area of the pool will depend on it. own construction.

2.- Choose a type of pool: There are several shapes and sizes that you can choose depending on your needs or financial possibilities. Among the most common, you can find the following:

Construction pools: They are the most common due to their great resistance and durability, as well as the amount of finishes they offer. Concrete, Genital concrete or a block concrete formwork system is the most used material in its construction due to its impermeability. Disadvantages: its high cost and long completion time.

Prefabricated pools: These pools are very fashionable, especially because of the speed of their installation (it usually lasts between 10 and 15 days) and their infinity of shapes and finishes. They are much cheaper than the masonry ones (mostly polyester and steel are used, although their price rises there), but they also last less. They can be raised, buried or half-buried in the ground, and they tend to lose their color in the sun.

Removable pools : These are ideal for small spaces and for those who do not want to give up having a pool despite having a small budget. As their name suggests, they allow you to easily assemble and disassemble them, so they do not require work or constant maintenance. There is, of course, a clear "but": its resistance is much lower than that of the previous ones. The most used materials in them are aluminum, PVC tarpaulins, polyester and other similar light materials.

3.- Surround yourself with a group of professionals: If you are going to build a work pool, it is essential for its success that you let yourself be advised by experts on the subject. First, an architect must prepare the project, specifying the measurements, depth and other technical information of your future pool. In addition, you will need a team of masons to dig and flatten the hole where it will be located. Then a plumber will need to lay all the pipes, followed by an electrician who will finish installing the pool lighting. Finally, the role of the contractor would enter, who will place the walls and build it as agreed.

4.- Request a building license: Spanish legislation regarding the Construction of Swimming Pools for private use is the most tolerant in the European Union due to the speed and ease with which official procedures can be carried out. In the first place, a technical project for the pool must be presented to the town hall of the corresponding municipality to obtain the building permit (its cost is around 4% of the budget). The conditions vary depending on each municipality, but in all of them it is required that the land be legally buildable and that the distances from the pool to the street and adjoining houses are adequate. In addition, the drains and the municipal wastewater network must be well connected, as well as the electrical installation must comply with the Low Voltage Regulation.

5.- Regularize your situation before the Ministry of Finance: Building a swimming pool in the home implies an extension of the property and, as a consequence, an increase in the price and the net value of this. If you do not register it with the Treasury, you would be committing tax evasion fraud and it would generate legal problems, so we recommend that you be quite rigorous in this regard and report all the modifications you make in your home. In 2016, the Treasury discovered 1.69 million properties in Spain that had not been taxed, which meant an extraordinary collection of 1,254 million euros in the IBI (Real Estate Tax).

How much does it cost to build a swimming pool in Spain?

The price of a pool in our country varies depending on its size, depth, type and shape, as well as the professionals you hire to build it: the more experience and reputation they have, their prices will be higher. Also in each city the prices are different, so here we are only going to offer you an approximation so that you can get an idea.

A municipal building license is around € 1000 on average. After having achieved it, it is necessary to count, not only the cost of construction of the pool, but also of the extras: the installation of ladders (the aluminum ones are the cheapest) or a shower (the solar ones usually come out at a better price ) and the purchase of a treatment plant.

-If you want to build a small pool (based on a concrete construction and a size of 5x3m with a depth of 1.40m), you need an initial investment of about € 10,000 excluding VAT. To this must be added, of course, the costs for the construction project, the waterproofing, the plumbing and purification work and the lighting, as well as the accessories we talked about before.

-If your construction is focused on a medium size (between 7x3m with a depth of 1.40m and 9x3.80 m and a maximum depth of 1.80m) it can cost you approximately between € 12,000 and € 17,000 approximately.

If you want to add to all this construction of a Jacuzzi area or a bar, you will have to invest a good amount of extra money, but of course all this depends on the budget you have.
