When we think of changing or moving our home, thousands of
doubts assail us: What is better, to build a house from scratch or to buy a
ready-made one? Do I buy or better rent? The answer to these questions will
depend on your lifestyle, your current family situation and other factors, so
you should take some time to analyze them all before making a decision.
As experts in home decoration and design, at Interior A to Z we want to make this
process a little easier for you and list a series of keys that you should
consider before creating your ideal home:
1. What are my vital needs? First of all, you must analyze
your current situation and identify what type of home would best suit you. A
large family with a pet dog will have different space and location needs than a
young person who wants to become independent from his parents' home for the
first time and develop his professional career. Ultimately, be realistic and
think about what would be best for you and the other members of your future
household.
2. What would be the ideal size for me? The question of size
in a house is essential, since not only its cost will depend on it, but also
that you and your family feels more or less comfortable in it. Here the subject
of your needs re-enters: if you plan to increase the members of your family in
the medium term, it is better that you opt for a property where your future
children can have their own space; On the contrary, if that stage of your life
has already passed or you are not even considering it, we recommend that you do
not overdo it. Even if you have a big budget, small houses have a great
advantage over large ones, since the latter require a lot of attention that, if
not carried out regularly, can cause more than one problem in the future.
3.- Should I live in a block of flats or in a house? More or
less accessible prices (it depends of course on the area), a more centralized
location, clean common areas (even if community fees are paid) and greater
security are some of the keys that explain why about 67% of the population in
Spain lives in a flat or apartment. However, there are those who prefer to make
a greater economic investment and acquire a house so as not to have to deal
with potential problems with neighbors and be more in contact with nature. To
decide on this matter, you will have to assess which of the aforementioned
points are more important to you: if the convenience and security of a more
central apartment, or the security and independence of a house on the
outskirts.
4.- The location: This is a key aspect: if you have a
family, your house should be near the children's school, or at least in a place
with good public transport connections; while if you live alone you can be a
little more flexible. Yes indeed; Keep in mind that the more points of interest
you have nearby, the higher the sale or rental price of the property. It is not
the same to live in, where according to recent studies the average purchase
price per square meter is around € 1800, than in the Center of the capital,
where this average value reaches. That is why you should evaluate your options
well and choose what suits you best.
6.- Moving costs: When we are going to move, we think of
everything except what the same verb implies: moving all our belongings from
one place to another. At Interior A to Z
we recommend you go to professional help to take care of it, as they will save
you a lot of time and, since we are, uncomfortable back pain. In our directory
of professionals you can find the moving company closest to your home and the
one that best suits your pocket.
Rent or buy a house
This is the million dollar question when we decide that we
want to give a change of scene and look for a new place to live. Here we list
the main pros and cons of these two options:
Rent: The main advantage of renting a home is flexibility; the
moment our needs change, we can change to a better one. In addition, it is a
process that requires less procedures and paperwork than when we want to buy a
house, and we can have a better forecast of our monthly expenses, since each
month only the amount agreed with the owner of the apartment is paid.
However, we will never own it, which means that we will have
to ask for permission to carry out any renovation in the house, no matter how
small. It could also happen that we have to abandon it when the signed contract
expires because its owner decides to stop renting it, with all the
inconveniences that this would generate.
Buying: Buying a house allows us, as we said before, to
decorate and reform it as we want without being accountable to anyone. Some
people also see it as an investment in the future, since in the long term homes
tend to appreciate and they can get a good price for them. Instead, it is a
more complex process (it involves a lot of paperwork, taxes to pay, etc.) and
you have to be willing to invest a large sum of initial money, which can put us
at risk with the bank if one day due to certain circumstances we cannot pay the
mortgage.
In Spain, owning something “that we can later leave to our
children” has always been the prevailing mentality. However, and due to the
economic crisis, Spaniards have begun to change our habits and already more
than 20% are committed to renting, a trend that will continue to grow in the
coming years, according to the forecasts of the experts.
What if I want to build the house myself?
Building your own home from the ground up can be a very
exciting and scary project at the same time: find the right architecture and
construction professionals for your needs, who will bombard you with the
different design options, structures and materials available , it is not a task
for everyone.
First of all, you have to be patient. This is a process that
requires a lot of time and effort and therefore you cannot despair if the
deadlines are not met as planned. If you are willing to do so, the possibility
of realizing the house of your dreams, completely tailored to your needs, is
priceless. And it is that literally being a self- promoter could save you up to
30% of the costs that you would have if you bought a new construction house
from a developer or a real estate agency. For this we also advise you to look
for a good architect, because wanting to cut costs at that point can make us
regret it later.

The “boom” of prefabricated houses
A housing option that has skyrocketed in popularity in
recent years in Spain is prefabricated houses. Their economic cost and the
speed of their construction (between 3 and 4 months) have made them a very real
alternative to the traditional ones.
But at the same time, these constructions require more maintenance since they are less durable in general (it also depends on the materials used) and they withstand severe weather conditions worse. Likewise, the legislation, at least in Spain, has not yet advanced much in this matter and it can be difficult to find banks that give you a mortgage or help for the purchase of a manufactured home.
