Multi-family houses and their origins
A multi-family house is a building on land that is of common
property and is divided into several houses that are used independently; that
is, there are as many families as there are houses in said construction.
These families legally constitute a condominium, which is
governed by the Horizontal Property Law. Said law refers to the set of rules
that regulate the division and organization of co-owners and the maintenance of
common goods and services, such as corridors, stairs, parking lots, elevators,
service connections and green and social areas, among others.
Types of multi-family homes
Apartment: It is a housing unit with all the essential rooms
for a person or a family to live in and that is located with other similar
housing units that make up an apartment building.
Duplex : They are houses that are divided into two different
floors and communicate with each other by a staircase.
Triplex : They are houses that are divided into three
different floors and communicate with each other by a staircase or an elevator.
Basement : It is a floor or more that are totally or
partially below the ground floor of a building.
Loft : They are a very modern, spacious and comfortable type
of housing with few divisions (walls and doors). The Loft can be specially
built for this purpose, as it can also be a recovered and renovated space of
old buildings or abandoned factories.
Townhouse : It is a group of houses with two or three levels
that are built next to each other and share a common wall. In Venezuela it is
mostly known by the name of townhouse.
Mixed-use building (commercial + residential) : It refers to
the space in a building that can be used for more than one activity, that is,
it has multiple purposes, whether for business or residential.
Apartment community : Also called condominiums , it is the form of property
that a person acquires within a multi-family residential home; Each owner has
100% of the unit acquired and is co-owner of other common elements of the house
such as corridors, elevators, etc.
Most common types of housing in Venezuela
Currently in Venezuela, there are both public and private
housing projects, which vary in costs depending on where they are located, type
of building and the common services they offer.
In the private sector, towards the northern areas of the
city, we find more luxurious buildings such as duplexes, triplexes, townhouses,
residential complexes of apartment buildings, semi-detached houses or
townhouses, while in the southern areas in less quantity apartment buildings
and single-family houses are commercialized.
Regarding the public sector, its housing projects have been
developed mainly in lower and middle class areas and the most frequent are:
single-family townhouses, apartment buildings and multi-family homes.
Housing projects are mostly being carried out in the most
populated and industrialized cities of the country, such as Maracaibo,
Valencia, Maracay, Caracas, Maturin, among others.
Materials and colors most used in the construction area in Venezuela
The basic materials used in Venezuelan constructions include
concrete, cement, sand, additives, iron, bricks or blocks, pipes, electrical
materials, among others. In urban development’s built by the national
government, apart from using basic materials, PVC, which is polyvinyl chloride,
is used as one of the main components of a high-tech polymer mixture that is
used by means of a formwork system. .
As for colors, the most used in new buildings both indoors
and outdoors are neutral colors, such as white, gray, brown and the degradation
of earth colors, since these colors are sophisticated and create an atmosphere
cozy. In the duplexes, triplexes and luxury townhouses, wood and stone cladding
predominates.
Legal issues that can arise when building a multi-family home
In Venezuela, as in other countries, carrying out any macro
construction activity requires a prior permit application. Public and private
constructions are governed by an existing regulatory framework within national
construction, which establishes a series of regulations and laws by which urban
planning procedures are governed. If said construction is carried out without
the required permits, this action will be penalized by the competent bodies,
which carries an exacerbated fine or up to several years in prison.
